Step 1: Select the Building Type

In the first step, select the type of building you are planning to construct. There are three options available:

  • Commercial
  • Industrial

Make sure to choose the one that matches your project, as this could influence certain aspects of the construction cost.

Step 2: Choose the Construction Quality

Next, choose the level of construction quality you desire. The available options are:

  • Basic (€1,200/m²)
  • Standard (€1,500/m²)
  • Premium (€2,000/m²)

This selection will affect the cost per square meter of your building, so consider your budget and quality needs carefully.

Step 3: Enter the Floor Area

Input the total floor area in square meters. Ensure this value is between the minimum of 20 m² and the maximum of 10,000 m². The calculator allows for precision with a step value of 0.5 m².

Step 4: Specify the Number of Floors

Indicate how many floors the building will contain. This should be a whole number between 1 and 100. The number of floors will impact the overall construction cost as well as the estimated duration.

Step 5: Provide the Number of Parking Spaces

Enter the planned number of parking spaces for the building. This value can range from 0 to 1,000, reflecting the scope of parking facilities needed.

Step 6: Select the Construction Start Date

Pick a date for when construction is expected to begin. It should be between January 1, 2024, and December 31, 2030. The start date will help calculate the estimated completion date of the project.

Understanding the Results

Once all inputs are provided, the calculator will generate several results:

  • Base Building Cost: Calculated as floorArea * constructionQuality.
  • Parking Area Cost: Calculated as parkingSpaces * 25 * 1000.
  • Floor Height Cost Factor: Calculated as 1 + (floors – 1) * 0.05, adjusting for additional floors.
  • Total Construction Cost: Summarized as (baseBuildingCost * floorMultiplier) + parkingCost.
  • Cost per Square Meter: Breakdown calculated as totalConstructionCost / floorArea.
  • Estimated Construction Duration: Time estimated using max(12, floors * 4 + (floorArea / 100)), expressed in months.
  • Estimated Completion Date: Determined by adding the estimated duration to the start date.
