Step 1: Enter Basic Information

  • Base Price ($): Enter the estimated base price of the mobile home. Ensure that the value is between 1,000 and 500,000 dollars. This is a required field.
  • Year Manufactured: Input the year the mobile home was manufactured. The valid range is from 1950 up to 2024. This is a required field.

Step 2: Enter Home Specifications

  • Square Footage: Enter the square footage of the mobile home, with a minimum value of 100 and a maximum of 3,000. This field is required.
  • Overall Condition: Select the overall condition of the home from the dropdown menu. Options available are Excellent, Good, Fair, and Poor, with corresponding depreciation multipliers. This is a required field.
  • Location Type: Choose the location type of the home from the dropdown menu options: Premium Area, Standard Area, and Rural Area. Each option has a different multiplier effect. This is a required field.

Step 3: Input Additional Details

  • Number of Bedrooms: Enter the number of bedrooms, which must be between 1 and 5. This is a required field.
  • Number of Bathrooms: Input the number of bathrooms, ranging between 1 and 4. You can use decimal values like 1.5 to account for half bathrooms. This field is required.

After providing all the necessary information, the calculator will generate several result fields. These results include:

  • Age-Based Depreciation: This shows the depreciation value based on the age of the mobile home.
  • Condition Adjusted Value: Represents the value of the home after adjusting for its condition.
